Restore - aged membrane, sound bones
A weathered but structurally sound membrane can often be sealed under a fluid-applied system instead of replaced. Our roof coatings page covers the systems in detail, but the short version: a fraction of replacement cost, no tear-off debris, and a renewable manufacturer warranty - if, and only if, moisture testing confirms the assembly underneath is dry.
Replace - moisture in the assembly, or a failing deck
Saturated insulation and deteriorated decks can't be coated over; they have to come out. On occupied buildings we phase the tear-off in sections, dry-in each area the same day, and schedule the loud work around tenant hours so the building keeps operating. Replacement is also the moment to fix chronic ponding for good - tapered insulation or a lightweight insulated concrete deck builds positive drainage into the new assembly instead of leaving water standing where it always stood.

Can you re-roof our building while tenants stay open?
Yes - that's the normal case, not the exception. We phase the work in sections, dry-in each area before leaving it, stage materials away from entrances and loading docks, and put the noisiest work where it hurts least. You'll know the schedule before the first crew arrives.
Does ponding water on a flat roof actually matter?
It matters. Standing water accelerates membrane aging, finds every weak seam, and adds structural load. Sometimes the fix is as simple as clearing drains and adjusting scuppers; on a re-roof, tapered insulation designs the ponding out permanently. If your roof ponds but isn't ready for replacement, a ponding-rated silicone coating can bridge the gap.
