Roof maintenance that pays for itself

In Southwest Florida, heat, UV, salt air and hurricane season are hard on every roof. Most expensive roof failures start as something small - a lifted flashing, a cracked pipe boot, a clogged scupper or drain, a pinhole in a seam - that goes unnoticed until water is already inside the building. By then you are not paying for a repair; you are paying for decking, insulation, drywall and downtime. Skipped inspections are how a $400 sealant fix becomes a $40,000 tear-off. Roof Guard is the CFS maintenance program built to keep small problems small. We have protected residential and commercial roofs across the region for more than 40 years, and Roof Guard puts that experience on a calendar so your roof gets looked at before the weather does.

It is the same philosophy you apply to anything you have invested in: a roof that is inspected, cleaned and touched up on a schedule outlasts one that gets attention only after it leaks. For a comparatively small annual cost, Roof Guard protects a five- or six-figure asset, helps preserve manufacturer warranties, and gives you documentation you can hand to an insurer or a buyer.

What a Roof Guard membership includes

Every Roof Guard plan is tailored to the roof system you actually have - tile, shingle, metal, flat or low-slope - but every membership is built around the same core work:

  • Twice-a-year documented inspections. Roof check-ups on a set spring and fall schedule, with a written report and photos, so weak seals and loose flashing are handled before hurricane season opens June 1 and you always know the true condition of your roof.
  • Proactive minor repairs. Resealing penetrations, re-flashing, re-securing fasteners and tiles, and small membrane patching handled on the spot before they become five-figure problems.
  • Drainage and debris clearing. Clearing valleys, gutters, scuppers and roof drains so water leaves the roof the way it was designed to - the single biggest cause of premature roof failure in flat and low-slope systems.
  • Sheet metal and flashing checks. Our in-house sheet metal experience means edge metal, counterflashing and transitions get inspected and corrected by people who fabricate them, not just look at them.
  • Priority storm response. When a storm rolls through, Roof Guard members move to the front of the line for inspection and emergency repair, backed by our same-day storm response across the region.
  • Records you can use. Inspection history and maintenance logs that support warranty claims, insurance claims, due diligence and capital budgeting.

Built for both homes and commercial properties

CFS is a full-service residential and commercial roofing contractor, and Roof Guard is written for both. Homeowners use it to protect tile and shingle roofs from the slow damage of sun and storms - and to keep the paperwork that matters when it is time to file a claim or sell. Property managers, HOAs, condo associations and facility owners use it to keep flat and metal roofs in compliance with warranty maintenance requirements, avoid surprise capital expenses, and keep tenants dry. If you are weighing a repair against a full roof replacement, a Roof Guard inspection is the honest first step: we tell you which roofs have years of life left and which ones do not.

Local crews, real accountability

Roof Guard is serviced by CFS crews working out of our Fort Myers, Naples and Sarasota offices - not a subcontractor who disappears after the sale. We are a Florida-licensed roofing contractor (CCC1325562), manufacturer-certified and an NRCA member, and the same team that maintains your roof is the team that can replace it when the day finally comes. That continuity is the point: one company that knows your roof's history and stands behind every visit. Talk to us about enrolling, and we will start with a free, no-obligation roof evaluation.

Why It Matters

Small problems, caught early

A maintained roof is cheaper to own, lasts longer and is far easier to insure. Here is what Roof Guard does for the roof you already have.

Catch problems early

Scheduled, documented inspections find lifted flashing, worn boots and clogged drains while they are still a low-cost repair - not a full replacement.

Extend roof life & protect warranties

Proactive care helps your roof reach its full rated service life and keeps you compliant with manufacturer warranty maintenance requirements.

Front-of-line storm response

Members get priority scheduling and same-day emergency response when Southwest Florida weather turns - across Lee, Collier, Charlotte and Sarasota.
