Repair makes sense when
Damage is isolated, the deck is sound, the membrane or shingle field has years of service life left, and there's no widespread saturation. A targeted repair restores the warranty path without the cost of a tear-off.
Replace makes sense when
You're chasing recurring leaks, the deck is rotted or saturated, the system is past its rated life, or storm damage is widespread. A full re-roof resets the clock - new underlayment, new flashings, and a fresh manufacturer warranty.
The warning signs we look for
- Tile or shingle field failing. Cracked, slipped or missing tile, bald or curling shingles, and granule loss collecting in gutters all point to a system near the end of its life.
- Underlayment past its rated life. Most SWFL roofs leak because the underlayment fails long before the tile does - once it's brittle, spot repairs only buy time.
- Soft or sagging deck. Spongy decking, interior stains and daylight in the attic mean water has reached the structure, not just the surface.
- Repeat repairs. When you've patched the same roof two or three times, replacement is almost always the cheaper answer over five years.

Tear-off & protection
The old roof comes off in controlled sections. We tarp, protect landscaping and HVAC, and never expose more deck than we can dry in that day.

Rotted or saturated decking is replaced, fasteners are reset to code, and a watertight underlayment goes down so the building is protected immediately.
System install
New flashings, edge metal and the finished system - tile, metal, shingle or flat - installed to manufacturer spec by crews certified for that product.

Common roof replacement questions
How long does a roof replacement take?
Most Southwest Florida residential re-roofs run two to five days once we're on site, depending on roof size, system and how much decking needs repair. Larger commercial and multi-building projects are phased so the building stays watertight and operational the entire time. You'll get a written schedule before tear-off begins.
How long does a new roof last in Southwest Florida?
It depends on the system. A quality architectural shingle roof typically lasts 20 to 25 years here, concrete and clay tile 30 years or more, and a standing-seam metal roof can run 40-plus. Our coastal sun, salt air and storm season are hard on every roof - which is why correct fastening, ventilation and an annual Roof Guard inspection matter so much to getting the full life out of it.
Will my insurance or warranty cover a replacement?
Storm-related damage is often covered, and we document the roof thoroughly - photos, measurements and a written scope - so your claim has everything an adjuster needs. Age-related wear usually isn't covered, but a full re-roof comes with a fresh manufacturer warranty on the new system. We'll walk you through both paths honestly.
Can you re-roof over the existing roof?
We don't recommend it. Florida code limits overlays, and roofing over a failing system hides rotted decking and worn underlayment - the exact things that cause the next leak. A full tear-off lets us inspect and repair the deck, so you're not paying twice. We'll always give you a straight repair-or-replace answer first.
