Coat it right, or don't coat it at all

A coating is only as good as the prep beneath it. CFS follows a manufacturer-certified process so the warranty holds and the roof actually performs.

Inspect & test

We assess the deck, check for trapped moisture, and confirm the existing membrane is a true coating candidate. If it isn't, we'll tell you - and price a re-roof instead.

Prep & repair

Power-wash, prime, and rebuild failed seams, flashings and penetrations. Wet insulation gets cut out and replaced before anything is coated.

Coat & warrant

Apply the reinforced coating system to spec and register the manufacturer warranty - a renewable, restorable membrane sealing your roof as one continuous layer.

How long does a roof coating last?

A properly installed silicone or acrylic coating system typically carries a manufacturer warranty in the 10- to 20-year range, depending on the chemistry, the number of coats and the mil thickness applied. Because the membrane is restorable, you can recoat at the end of the term and start the warranty clock over - without ever tearing the roof off again. The exact warranty CFS specifies depends on your existing membrane and the system the manufacturer will stand behind.

Is a coating cheaper than a full re-roof?

For a roof that is weathered but structurally sound, restoration with a coating usually costs a fraction of a tear-off and replacement - and you avoid the disruption, debris and downtime a full re-roof brings to an occupied building. The savings only hold up if the deck and insulation underneath are dry, which is exactly why CFS tests for trapped moisture before recommending a coating. If the roof has saturated insulation or a failing deck, we'll tell you a replacement is the smarter spend.

Which roof types can be coated?

Fluid-applied systems work over most low-slope commercial membranes common in Southwest Florida - TPO, EPDM, modified bitumen, built-up (BUR), and metal. Each surface needs the right primer and prep, and ponding-prone roofs call for silicone rather than acrylic. Will a coating stop my roof from leaking?

A coating seals seams, flashings and penetrations into one continuous membrane, which resolves the surface-level leaks that come from aged, cracked or split membrane. What a coating cannot fix is structural failure or wet insulation hidden below - those have to be cut out and repaired first. That's why every CFS coating starts with an honest inspection, not a sales pitch.
