Three ways to fix a tile roof. Only one is right for yours.
Repair - when the damage is local
Cracked, slipped or storm-broken tiles and a flashing leak around a valley or penetration can usually be handled as a targeted repair - if the underlayment underneath still has life in it. We replace the broken tile, reset what's slipped, and rework the flashing detail that let water in.
Re-lay - when the tile is fine but the underlayment is done
If the tile field is sound but the roof leaks in multiple places, the honest fix is a lift and re-lay: we remove the tile, install new underlayment and flashings to current Florida code, and reinstall your existing tile. You keep the look your HOA already approved, and the money goes into the layer that actually failed.
Full tile re-roof - when the system is at end of life
Brittle or spalling tile, widespread deck damage, or a discontinued profile you can no longer match all point to a full re-roof and replacement - new underlayment, new flashings, new tile and a fresh manufacturer warranty. Florida code limits roofing over a failing system, and covering worn underlayment just hides the cause of the next leak.

How long does a tile roof last in Southwest Florida?
Properly installed concrete and clay tile lasts 30 to 50 years in our climate. The underlayment beneath it wears out sooner, which is why most tile roofs need new underlayment - a lift and re-lay - somewhere in the middle of the tile's lifespan, and why annual inspections matter more than the brand stamped on the tile.
Do I need a whole new roof if tiles are cracked or slipped?
Usually not. If the underlayment is still sound, broken and slipped tiles are a repair, not a replacement. If leaks are showing up in more than one spot, the underlayment is likely the real problem, and a re-lay or full re-roof is the honest fix. We inspect first and tell you which one you're actually in.
Is tile a safe roof in hurricanes?
Yes - when it's fastened for it. Tile performance in a storm comes down to the fastening pattern, the secondary water barrier and the flashing details, all installed to current Florida wind and code requirements. An aging tile roof that was fastened to an older standard is a different story, which is exactly what our inspection checks.
Will my HOA have to approve the new tile?
